Booking Terms and Conditions

Thank you for choosing to book at Villa Cicogna in Italy, we look forward to welcoming you.  When you make a reservation, you are entering an agreement with us.  Please read our terms and conditions of booking below.

You cannot allow more people in the Property than expressly authorised, nor can you change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless it has been arranged in advance and it is shown on your confirmation.

Our property is in a residential area with neighbours close by.  Please respect our neighbours if you are outside – voices carry at night.

Prices and inclusions

The price of the accommodation includes the following:

electricity, gas, bed linen, bath towels, tea towels, final cleaning, hot water and wifi.  Please note, currently we do not have facilities for EV charging and it is not allowed from our domestic supply.

Payment Details

For all bookings we require a deposit of 50% to confirm the booking and the balance is payable 90 days prior to arrival.  When we offer special promotional rates and discounts, we request full payment on confirmation of booking.

We prefer payment direct to our international Wise bank account and will provide our bank details upon confirmation.  If you prefer to pay by debit/credit card we can invoice you through Paypal (there may be a fee for this service). 

Upon receipt of your payment, we will send you an email confirming your booking and letting you know what the outstanding balance is and when it is payable.

Refundable security deposit

We request a £200 refundable security deposit be paid 7 days prior to arrival.  This deposit is returned to you within 7 days of departing the property in good, clean order. 

Cancellation and Insurance

Once you have booked your holiday, our agreement is a legal contract and your deposit is non-refundable.  If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.  If we do succeed in re-letting the booking for the same rental amount, you are no longer liable for the balance and we will refund your deposit.

In the circumstance that there is a government order which prevents us from legally hosting your holiday, you will be offered the opportunity to; change your dates or take a credit for the booking valid toward a stay in the following 12 months.  We strongly advise you to take out travel insurance to cover the cost of your holiday in the event that you need to cancel for any reason (including Covid 19).  If you choose not to take out travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.

Arrival

Your accommodation will be available to you from 4pm on the day of arrival, unless otherwise arranged.  Check in is between 4pm and 8pm.  You will be met at the property by our representative.  Late arrivals after 8.30pm that have not been pre-arranged will be charged at 100euro/hr.

Departure

Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged.  We expect the accommodation to be left as clean and tidy as possible, with all rubbish removed from the premises.  Late departure that delays our cleaning team will be charged at 100euro/hr.

Non-availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday.  Our liability would not extend beyond this refund.

Damages and Breakages

Please take care with our property.  You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents.  Please report these as soon as they occur so we can have an opportunity to make good and avoid inconvenience to following guests.  We do not normally charge for minor breakages, but we may withhold an amount from your security deposit for repair or making good if the damage or breakage is significant, and we may make an additional charge if you did not report this.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. 

Your personal Data

Any data collected during the course of this booking may be kept on computer and will never be given out to any third party.  We may from time to time contact you with special offers or late availability.  Please let us know if you would like to opt out of these communications. 

Smoking

This property is strictly non-smoking, although smoking is permitted outside. There are ashtrays on both terraces and we kindly request that all used smoking materials are disposed of properly, in sealed bags.

Pets

This property is not able to accept pets.

We want you to enjoy our very special property

This property is privately owned and is also our home.  We expect all guests to enjoy the facilities and treat the property with the same respect that they would their own house.  Our property is in a residential area with neighbours close by.  Please respect our neighbours.  

Both parties enter this rental agreement in good faith.  We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
